General Information about Montana
Montana is a state in the Pacific Northwest and Great Plains regions of the United States of America. The central and western thirds of the state have numerous mountain ranges (approximately 77 named) of the northern Rocky Mountains; thus the state`s name, derived from the Spanish word montaña ("mountain"). The state nickname is the "Treasure State." Other nicknames include "Land of Shining Mountains," "Big Sky Country," and the slogan "the last best place." The state ranks fourth in area, but 44th in population, and therefore has the third lowest population density in the United States. The economy is primarily based on agriculture and significant lumber and mineral extraction. Tourism is also important to the economy, with millions of visitors a year to Glacier National Park, the Battle of Little Bighorn site, and three of the five entrances to Yellowstone National Park.

History Of Montana
Native Americans were the first inhabitants of the state of Montana. Groups included the Crow in the south-central area, the Cheyenne in the southeast, the Blackfeet, Assiniboine and Gros Ventres in the central and north-central area and the Kootenai and Salish in the west. The smaller Pend d`Oreille and Kalispel tribes lived near Flathead Lake and the western mountains, respectively.
Montana east of the continental divide was part of the Louisiana Purchase in 1803. Subsequent to the Lewis and Clark Expedition and after the finding of gold and copper (see the Copper Kings) in the state in the late 1850s, Montana became a United States territory (Montana Territory) on May 26, 1864, and the 41st state on November 8, 1889.
Fort Shaw (Montana Territory) was established in Spring 1867. It is located west of Great Falls in the Sun River Valley and was one of three posts authorized to be built by Congress in 1865. The other two posts in the Montana Territory were Camp Cooke on the Judith River and Fort C.F. Smith on the Bozeman Trail in south central Montana Territory. Fort Shaw, named after Colonel Robert Gould Shaw, who commanded the 54th Massachusetts, one of the first all African-American regiments, during the American Civil War, was built of adobe and lumber by the 13th Infantry. The fort had a parade ground that was 400 ft² (120 m²), and consisted of barracks for officers, a hospital, and a trading post, and could house up to 450 soldiers. Completed in 1868, it was used by military personnel until 1891.
After the close of the military post, the government established Fort Shaw as a school to provide industrial training to young Native Americans. The Fort Shaw Indian Industrial School was opened on April 30, 1892. The school had at one time 17 faculty members, 11 Indian assistants and 300 students. The school made use of over 20 of the buildings built by the Army.
The revised Homestead Act of the early 1900s greatly affected the settlement of Montana. This act expanded the land that was provided by the Homestead Act of 1862 from 160 acres (0.6 km²) to 320 acres (1.3 km²). When the latter act was signed by President William Howard Taft, it also reduced the time necessary to prove up from five years to three years and permitted five months` absence from the claim each year.

The mortgage holder can usually initiate foreclosure anytime after a default on the mortgage. Within the United States, several types of foreclosure exist. Two are widely used, with the rest being possibilities in a few states.
The most important type of foreclosure is foreclosure by judicial sale. This is available in every state and is the required method in many. It involves the sale of the mortgaged property done under the supervision of a court, with the proceeds going first to satisfy the mortgage, and then to satisfy other lien holders, and finally to the mortgagor. Because it is a legal action, all the proper parties must be notified of the foreclosure, and there will be both pleadings and some sort of judicial decision, usually after a short trial.
The second type of foreclosure, foreclosure by power of sale, involves the sale of the property by the mortgage holder not through the supervision of a court. Where it is available, foreclosure by power of sale is generally a more expedient way of foreclosing on a property than foreclosure by judicial sale. The majority of states allow this method of foreclosure. Again, proceeds from the sale go first to the mortgage holder, then to other lien holders, and finally to the mortgagor.

Other types of foreclosure are only available in limited places and are therefore considered minor methods of foreclosure. Strict foreclosure is one example. Under strict foreclosure, when a mortgagor defaults, a court orders the mortgagor to pay the mortgage within a certain period of time. If the mortgagor fails, the mortgage holder automatically gains title, with no obligation to sell the property. Strict foreclosure was the original method of foreclosure, but today it is only available in a few states, such as Connecticut, New Hampshire and Vermont.
The process of foreclosure is lengthy and the timeframes for when the lending institution begins the process vary from state to state. Other factors, such as the increasing availability of personal loans for owners facing foreclosure, present homeowners with foreclosure avoidance options. Websites which connect individual borrowers and homeowners to individual lenders are increasingly used as mechanisms to bypass banks while meeting payment obligations for mortgage providers. The increase in the number of foreclosures in the United States has led to more loan listings which are designed to forestall or prevent foreclosure.
In Montana, there are two types of foreclosure in most common law states. Using a "deed in lieu of foreclosure," or "strict foreclosure", the bank claims the title and possession of the property back in full satisfaction of a debt, usually on contract. In the proceeding simply known as foreclosure (or, perhaps, distinguished as "judicial foreclosure"), the property is exposed to auction by the county sheriff or some other officer of the court. Many states require this latter sort of proceeding in some or all cases of foreclosure, in order to protect any equity the debtor may have in the property, in case the value of the debt being foreclosed on is substantially less than the market value of the immovable property (this also discourages strategic foreclosure). In this foreclosure, the sheriff then issues a deed to the winning bidder at auction. Banks and other institutional lenders typically bid in the amount of the owed debt at the sale, and if no other buyers step forward the lender receives title to the immovable property in return.
Affordable home for sale in Montana
Other states have adopted non-judicial foreclosure procedures, in which the mortgagee, or more commonly the mortgagee`s attorney or designated agent, gives the debtor a notice of default and the mortgagee`s intent to sell the immovable property in a form prescribed by state statute. This type of foreclosure is commonly referred to as "statutory" or "non-judicial" foreclosure, as opposed to "judicial". With this "power-of-sale" type of foreclosure, if the debtor fails to cure the default, or use other lawful means (such as filing for bankruptcy which provides a temporary automatic stay to the foreclosure proceeding) to stop the sale, the mortgagee or its representative will conduct a public auction in a similar manner as the sheriff`s auction described above. The highest bidder at the auction becomes the owner of the immovable property free and clear of any interest of the former owner but the property may be encumbered by any liens superior to the mortgage being foreclosed (e.g. a senior mortgage, unpaid property taxes etc). Further legal action, such as an eviction may be necessary to obtain possession of the premises.
"Strict foreclosure" is an equitable right available in some states. The strict foreclosure period arises after the foreclosure sale has taken place and is available to the foreclosure sale purchaser. The foreclosure sale purchaser must petition a court for a decree that will cut off any junior lienholder`s rights to redeem the senior debt. If the junior lienholder fails to do so within the judicially established time frame, his lien is cancelled and the purchaser`s title is cleared. This effect is the same as the strict foreclosure that occurred at common law in England`s courts of equity as a response to the development of the equity of redemption.

In most jurisdictions, it is customary for the foreclosing lender to obtain a title search of the immovable property and to notify all other persons who may have liens on the property, whether by judgment, by contract, or by statute or other law, so that they may appear and assert their interest in the foreclosure litigation. In all US jurisdictions a lender who conducts a foreclosure sale of immovable property which is the subject of a federal tax lien must give 25 days` notice of the sale to the Internal Revenue Service: failure to give notice to the IRS will result in the lien remaining attached to the immovable property after the sale. Therefore, it is imperative that the lender obtain a search of the local Federal Tax Liens so that if the persons or companies involved in the foreclosure have a federal tax lien filed against them, the proper notice to the IRS will be given. You can find:

When a bank auctions a repossessed property in Montana, they will typically set the starting price as the remaining balance on the mortgage loan. Many times, however, in this Montana market the bank will set the starting price at a lower amount if it believes the real estate securing the loan is worth less than the loan. This is not unusual in the state of Montana.
In the case where the remaining mortgage balance is higher than the actual home value, known as an Upside-down mortgage, the bank is unlikely to attract auction bids at this price level. A house that went through foreclosure auction and failed to attract any bids becomes property of the bank. It is called "REO" (real estate owned). The bank will typically try to sell it at a loss later through standard channels in Anaconda, Bozeman, Great Falls, or Helena.
Real Estate Agent in Montana
Real estate trends is a generic term used to describe any consistent pattern or change in the general direction of the real estate industry which, over the course of time, causes a statistically noticeable change. This can be a result of the economy, a change in Montana and Kalispell mortgage rates, Miles City consumer speculations, or other fundamental and non-fundamental reasons.
A real estate trend is the catalyst for the change, and it is usually a concept, a belief, a philosophy, or an event. Sometimes a real estate trend evolves to meet a specific need, while others evolve when new products or solutions are launched. For example, when more lenders began offering creative financing products, more borrowers were able to afford a mortgage (at least on paper). At other times, a trend from another industry spills over into the real estate industry and is adopted.
Therefore, a trend must have substance and be based on fact. Over time, it will cause pattern of change. Monitoring changes and tracking trends is a not an exact science and can be very hard to predict. You can receive information on:

Montana Real Estate Broker
A real estate broker is a term in the United States which describes a party who acts as an intermediary between sellers and buyers of real estate (or real property as it known elewhere) and attempts to find sellers who wish to sell and buyers who wish to buy. In the United States, the relationship was originally established by reference to the English common law of agency with the broker having a fiduciary relationship with his clients.
In the US, real estate brokers and their salespersons assist sellers in marketing their property and selling it for the highest possible price under the best terms. When acting as a Buyer`s agent with a signed agreement (or, in many cases, verbal agreement, although a broker may not be legally entitled to his commission unless the agreement is in writing), they assist buyers by helping them purchase property for the lowest possible price under the best terms. Without a signed agreement, brokers may assist buyers in the acquisition of property but still represent the seller and the seller`s interests.
In most jurisdictions in the United States, a person is required to have a license in order to receive remuneration for services rendered as a real estate broker. Unlicensed activity is illegal, but buyers and sellers acting as principals in the sale or purchase of real estate are not required to be licensed. In some states, lawyers are allowed to handle real estate sales for compensation without being licensed as brokers or agents. Look for Brokers in these cities:

Real estate trends is a generic term used to describe any consistent pattern or change in the general direction of the real estate industry which, over the course of time, causes a statistically noticeable change. This can be a result of the economy, a change in Kalispell Montana and Anaconda mortgage rates, Miles City consumer speculations, or other fundamental and non-fundamental reasons.

Kalispell Montana Real Estate Broker

History Of Miles City Montana
After the Battle of the Little Bighorn in 1876, the US Military created forts in eastern Montana including one where the north-flowing Tongue River flowed into the east-flowing Yellowstone River. Fort Keogh (named after one of the battle dead) started as a few rough winter cabins, but grew into a moderate sized western fort, from which its commander, General Nelson A. Miles, effectively brought the remaining "uncontrolled" Native Americans into subjugation during the last decade of the 1800s. At first the camp followers referred to the makeshift village as "Milestown", but popular usage (perhaps more accurately "self-promotion") turned it to "Miles City". Livestock speculation brought thousands of cattle to the open ranges in the late 1880s, the railroad was extended through the area, and Texas drove numerous cattle to Miles City to fatten them on free grass and move them to where they could be loaded on trains bound for the slaughterhouses in Chicago. Miles City experienced rapid growth until the 1920s and 1930s, but became overshadowed by the upstart upriver town of Billings, which became an oil refining center and is now the largest city in the state.

In Miles City Montana, there are two types of foreclosure in most common law states.
Affordable home for sale in Miles City Montana

When a bank auctions a repossessed property in Miles City Montana, they will typically set the starting price as the remaining balance on the mortgage loan. Many times, however, in the Miles City Montana market the bank will set the starting price at a lower amount if it believes the real estate securing the loan is worth less than the loan. This is not unusual in the state of Miles City Montana.
The bank will typically try to sell it at a loss later through standard channels in Miles City, Bozeman, Great Falls, or Helena.

In Anaconda Montana, there are two types of foreclosure in most common law states.

When a bank auctions a repossessed property in Anaconda Montana, they will typically set the starting price as the remaining balance on the mortgage loan. Many times, however, in the Anaconda Montana market the bank will set the starting price at a lower amount if it believes the real estate securing the loan is worth less than the loan. This is not unusual in the state of Anaconda Montana.

Real estate trends is a generic term used to describe any consistent pattern or change in the general direction of the real estate industry which, over the course of time, causes a statistically noticeable change. This can be a result of the economy, a change in Anaconda Montana and Kalispell mortgage rates, Miles City consumer speculations, or other fundamental and non-fundamental reasons.

Anaconda Montana Real Estate Broker

General Information about Billings Montana
Billings is the largest city in the U.S. state of Montana, located in the south-central portion of the state. Billings is rapidly growing; as of the 2000 census, the city had a total population of 89,847 and a 2006 estimate indicates the city`s population has grown to 100,148. Billings is the county seat of Yellowstone County and is the principal city of the Billings Metropolitan Area. In terms of population, it is the largest metropolitan area in Montana. According to the US Census, it is the 258th in population rank with cities over 100,000. It is nicknamed the Magic City because of its rapid growth from its founding as a railroad town in 1882. Billings is named for Frederick H. Billings, president of the Northern Pacific Railroad. Due to Billings` status as the largest city in a 500 mile radius (south-central and eastern Montana and northern Wyoming), it serves as a shopping and accommodation center for area residents and highway travelers. The city`s proximity to Yellowstone National Park, Pompey`s Pillar, and the area where the Battle of the Little Bighorn was fought also draws tourists, especially during the summer months.

History Of Billings Montana
Most of Billings is located in the Yellowstone Valley, carved out by the Yellowstone River. Over 10 million years ago, this valley was underwater with the tops of the Rims being a prehistoric beach. It is not unusual to find fossilized fish in the area.
Some of pictographs in the Pictograph Cave 6 miles south of Billings are 2,100 years old. The Crow Indians frequented this area from about the year 1700.
In 1806, William Clark traveled through the region on the Lewis and Clark Expedition. He inscribed his name on Pompey`s Pillar, a rock formation 25 miles northeast of Billings, on July 25, 1806. Clark wrote that he climbed the sandstone pillar and "had a most extensive view in every direction on the Northerly Side of the river". Clark named the place "Pompys Tower" in honor of a young Shoshone boy he had nicknamed "Pompy." The boy`s mother was Sacagawea, who had helped guide the Lewis and Clark expedition and had acted as an interpreter. The name of the formation was changed by 1814) to the current title. Clark`s inscription is the only remaining physical evidence found along the route that was followed by the expedition.
Billings was founded in 1877 and established in 1882 in Montana Territory near the already-existing town of Coulson. Coulson had been situated on the Yellowstone River, which made it ideal for the commerce that Steamboats brought up the river. However, when the Montana & Minnesota Land Company oversaw the development of potential railroad land, they ignored Coulson, and platted the new town of Billings several miles to the West. When the Northern Pacific Railroad was built, Coulson died as Billings flourished. The land that was once the town of Coulson is now Coulson Park. Northern Pacific Railroad President Frederick Billings, along with other executives of the railroad, bought land in the Yellowstone Valley, then later sold it back to his own railroad. This practice was both legal and common at the time. A structure known as "The Castle" was erected emulating European design with its crow-step gable construction.

History Of Bozeman Montana
For thousands of years, Native Americans tribes including the Shoshone, Nez Perce, Blackfeet, Flathead and Sioux made the area their home, though the Gallatin Valley was not permanently held by any particular tribe.
William Clark visited the area in July 1806 as he traveled east from Three Forks along the Gallatin River. The party camped 3 miles east of what is now Bozeman, at the mouth of Kelly Canyon. The journal entries from Clark`s party briefly describes the future city`s location in a place the local natives called the "Valley of the Flowers".
In 1863, John Bozeman, along with a partner named John Jacobs, opened the Bozeman Trail, an offshoot from the Oregon Trail leading to the mining town of Virginia City through the Gallatin Valley and the future location of the city of Bozeman.
John Bozeman, with Daniel Rouse and William Bealle platted the town in 1864 stating "standing right in the gate of the mountains ready to swallow up all tenderfeet that would reach the territory from the east, with their golden fleeces to be taken care of...". The Indian Wars closed the Bozeman Trail in 1868, but the town`s fertile land attracted permanent settlers.
In 1866 Nelson Story arrived with 3,000 head of longhorn cattle sneaking past angry Native Americans and the U.S. Army who tried to turn Story back for safety reasons. Those first cattle formed the first herd in Montana`s cattle industry.

In Bozeman Montana, there are two types of foreclosure in most common law states.
Affordable home for sale in Bozeman Montana

When a bank auctions a repossessed property in Bozeman Montana, they will typically set the starting price as the remaining balance on the mortgage loan. Many times, however, in the Bozeman Montana market the bank will set the starting price at a lower amount if it believes the real estate securing the loan is worth less than the loan. This is not unusual in the state of Bozeman Montana.
Real Estate Agent in Bozeman Montana
Real estate trends is a generic term used to describe any consistent pattern or change in the general direction of the real estate industry which, over the course of time, causes a statistically noticeable change. This can be a result of the economy, a change in Bozeman Montana and Kalispell mortgage rates, Miles City consumer speculations, or other fundamental and non-fundamental reasons.

Bozeman Montana Real Estate Broker

In its heyday between the late 19th century and about 1920, it was one of the largest and most notorious copper boomtowns in the American West, home to hundreds of saloons and a famous red-light district. Butte is the only city in the United States where possession and consumption of open containers of alcoholic beverages always are allowed on the street throughout the entire city (although not in vehicles).

History Of Butte Montana
Butte began as a mining town in the late 19th century. At first only gold and silver were mined in the area, but the advent of electricity caused a soaring demand for copper, which was abundant in the area. The small town soon became one of the most prosperous cities in the country, especially during World War I, and was often called "the Richest Hill on Earth". It was the largest city for many hundreds of miles in all directions. It is estimated that a third of all copper produced in the U.S. in the late 19th and early 20th centuries came from Butte. The city attracted workers from Ireland, Wales, England, Lebanon, Canada, Finland, Austria, Serbia, Italy, China, Syria, Croatia, Montenegro, Mexico, and all areas of the USA. The legacy of the immigrants lives on in the form of the Cornish pasty which was popularized by mine workers who needed something easy to eat in the mines.
The influx of miners gave Butte the reputation as a wide-open town where any vice was obtainable. The city`s famous saloon and red-light district, called the "Line", was centered on Mercury Street, where the elegant bordellos included the famous Dumas Brothel, regarded as the longest-running house of prostitution in the U.S. In the brick alley behind the brothel was the equally famous Venus Alley, where women plied their trade in small cubicles called "cribs". The red-light district brought miners and other men from all over the region and was openly tolerated by city officials until the 1980s as one of the last such urban districts in the U.S. The Dumas Brothel is now operated as a museum to Butte`s rougher days. Close by Wyoming Street is home to the public high school.
At the end of the 19th century, Butte was nicknamed "The Richest Hill on Earth." Copper was in great demand because of new technologies such as electric power that required the use of copper. Three men fought for control of Butte`s mining wealth. These three "Copper Kings" were William A. Clark, Marcus Daly, and F. Augustus Heinze.

This can be a result of the economy, a change in Butte Montana and Kalispell mortgage rates, Miles City consumer speculations, or other fundamental and non-fundamental reasons.

Butte Montana Real Estate Broker

History Of Great Falls Montana
Founded in 1883 by Paris Gibson and railroad magnate James J. Hill, Great Falls began as a planned power city, situated to take advantage of the hydroelectric power of the waterfalls of the Missouri River. Historian William J. Furdell described it as "a businessman`s town" and it was said that the city "couldn`t point to a boot hill or a hangin` tree."
In 1884, the Great Falls post office was recognized by the United States Postal Service. In 1889, construction on the Black Eagle Dam began, which would provide the city with hydroelectric power by the following year.
Great Falls quickly became a thriving industrial and supply center and, by the early 1900s, was en route to becoming one of Montana`s largest cities. The rustic studio of famed Western artist Charles Marion Russell was a popular attraction, as were the famed "great falls," after which the city was named. A structure billed as the "world`s tallest smokestack" was completed in 1908 by the city`s largest employer, the Anaconda Copper Mining Company`s smelter, measuring 508 feet tall. The Big Stack immediately became a landmark for the community.
Great Falls prospered further with the opening of a nearby military base in the 1940s, but as rail transportation and freight slowed in the later part of the century, outlying farming areas lost population, and with the closure of the smelter and cutbacks at the airbase, its population has plateaued.

In Great Falls Montana, there are two types of foreclosure in most common law states.

When a bank auctions a repossessed property in Great Falls Montana, they will typically set the starting price as the remaining balance on the mortgage loan. Many times, however, in the Great Falls Montana market the bank will set the starting price at a lower amount if it believes the real estate securing the loan is worth less than the loan. This is not unusual in the state of Great Falls Montana.

History Of Havre Montana
Located in north central Montana, it was incorporated in 1893. It was founded primarily to serve as a major railroad service center for the Great Northern Railway (built by James J. Hill) with its location midway between Seattle and Minneapolis-St. Paul. A statue of Hill stands near the Havre Amtrak station to commemorate the key contributions his railroad has made to Havre`s and Montana`s history.
Havre is the largest city on the Hi-Line and the eighth largest city in Montana. With the nearest major city, Great Falls, about 120 miles to the south, Havre serves as a medical and business center for the Hi-Line. U.S. Highway 87 has its northern terminus at Havre. U.S. Highway 2, running east-west, is the city`s main street. The largest employers are Northern Montana Hospital, Montana State University - Northern, and the BNSF Railway. Throughout much of the twentieth century, BNSF was the most prominent employer in the city, but the company scaled back its workforce in Havre in the 1990s. The Milk River (tributary of the Missouri River) runs through the town, and the Bears Paw Mountains can be seen to the south.
Small grids of purple colored squares can be seen in some of the sidewalks in the downtown area (on the north side of the city). These are skylights for a sort of underground "mall" built in the city at least a hundred years ago. Throughout its history, this underground area has been host to a brothel, a Chinese laundromat, a saloon, a drugstore, at least three opium dens, and rooms used for smuggling alcohol during Prohibition. The underground area, now designated "Havre Beneath the Streets", currently operates as a small tourist attraction.
The Wahkpa Chu`gn buffalo jump, or bison kill, is located behind the Holiday Village Shopping Center near the northwest corner of Havre. Over 2,000 years old, it is one of the largest and best preserved buffalo jumps anywhere. In prehistoric times, Native Americans would drive bison over the edge of the cliff, killing or severely injuring the animals. Afterwards, the Native Americans skinned the animals and preserved the meat. The buffalo jump is now an archaeological site and a small tourist attraction.

In Havre Montana, there are two types of foreclosure in most common law states.
Affordable home for sale in Havre Montana

When a bank auctions a repossessed property in Havre Montana, they will typically set the starting price as the remaining balance on the mortgage loan. Many times, however, in the Havre Montana market the bank will set the starting price at a lower amount if it believes the real estate securing the loan is worth less than the loan. This is not unusual in the state of Havre Montana.

Havre Montana Real Estate Broker

History Of Helena Montana
The town was established on October 30, 1864, following the discovery of gold along Last Chance Creek by the "Four Georgians". Helena`s main street is named Last Chance Gulch and follows the winding path of the original creek through the historic downtown district.
The town was originally named "Crabtown", after John Crab, one of the "Four Georgians" later it was changed to Pumpkinville then they changed it to Squashtown. As other miners arrived and the town expanded it was decided to change the name. After many suggestions, John Sommerville suggested the name of his home town, Saint Helena, Minnesota, but the pronunciation (Hel-E-na) did not suit the miners, who preferred HELL-en-a. Dropping "Saint" from the name as unnecessary, the new name Helena was adopted (defeating the name "Tomah" by only two votes).
The townsite was first surveyed in 1865 by Captain John Wood. However, most streets follow the chaotic paths of the miners, going around claims and following the winding streambed. As a result, few city blocks match the ideal of 30 x 60, rather they have an irregular variety of shapes and size causing many major streets to end abruptly.

History Of Missoula Montana
The first inhabitants of the Missoula area were American Indians from the Salish tribe. They called the area "Nemissoolatakoo," from which "Missoula" is derived. The word translates roughly to "river of ambush/surprise," a reflection of the inter-tribal fighting common to the area. The Indians` first encounter with whites came in 1805 when the Lewis and Clark expedition passed through the Missoula Valley.
There were no permanent white settlements in the Missoula Valley until 1860 when C. P. Higgins and Francis Worden opened a trading post called the Hellgate Village on the Blackfoot River near the eastern edge of the valley. It was followed by a sawmill and a flourmill, which the settlers called "Missoula Mills". The completion of the Mullan Road connecting Fort Benton, Montana with Walla Walla, Washington and passing through the Missoula Valley meant fast growth for the burgeoning city, buoyed by the U.S. Army`s establishment of Fort Missoula in 1877, and the arrival of the Northern Pacific Railroad in 1883. With this Missoula became a trading center in earnest, distributing produce and grain grown in the agriculturally prosperous Bitterroot Valley. Businessmen A. B. Hammond, E. L. Bonner, and R. A. Eddy established the Missoula Mercantile Company in the early 1880s.
The city`s success was aided by two other factors. First was the opening of the University of Montana in September 1895, serving as the center of public higher education for Western Montana. Then, in 1908, Missoula became a regional headquarters for the Forest Service, which began training smokejumpers in 1942. The Aerial Fire Depot was built in 1954, and big industry came to Missoula in 1956, with the groundbreaking for the first pulp mill.
Until the mid 1970s, logging was a mainstay industry with log yards throughout the city. Many ran teepee burners to dispose waste material, contributing to the smoky haze that sometimes covered the town. The current site of Southgate Mall was once the location of the largest log-processing yard within several hundred miles. The saws could be heard over two miles away on a clear summer night. However, by the early 1990s, changes in the economic fortunes in the city had shut down all the Missoula log yards.

In Missoula Montana, there are two types of foreclosure in most common law states.

When a bank auctions a repossessed property in Missoula Montana, they will typically set the starting price as the remaining balance on the mortgage loan. Many times, however, in the Missoula Montana market the bank will set the starting price at a lower amount if it believes the real estate securing the loan is worth less than the loan. This is not unusual in the state of Missoula Montana.

Real estate trends is a generic term used to describe any consistent pattern or change in the general direction of the real estate industry which, over the course of time, causes a statistically noticeable change. This can be a result of the economy, a change in Missoula Montana and Kalispell mortgage rates, Miles City consumer speculations, or other fundamental and non-fundamental reasons.

Missoula Montana Real Estate Broker
